The first step is to contact us to find a suitable property. We keep a list of available properties in the office and on our website. This list changes very quickly so if you see a property that looks interesting contact us immediately for a viewing appointment.
We hold keys for most properties and can normally arrange an appointment within 24 – 48 hours. Sometimes we need to speak to the Landlord or the outgoing tenant to arrange access.
Once you have chosen a suitable property you will be asked to pay an administration fee (the list of current charges is on the front page of our lettings list).
This fee covers the cost of your referencing by an outside company and acts as a holding deposit, so the property is held for you while the referencing takes place.
All prospective tenants are required to pass referencing before the commencement of a new tenancy.
The referencing is carried out by an independent company. They will request employment references and carry out a credit search.
We hold Client Money Protection Bond as added security for Landlord clients and Tenants.
They will also speak with your most recent landlord to ascertain your suitability as a tenant.
Once the referencing is completed, you will be asked to sign a contract and hand over a security deposit; this is normally equivalent to one months rent plus £100.
You will also be asked to pay one months rent in advance. All future rental payments are made in advance.
Rental payments are normally made by standing order from your bank account; we will provide the necessary forms to set this up with your bank.
You may also require specialist contents insurance.
