Preparing your home for sale:
People buy a “home” not a house. Many people will make a decision about your property within 30 seconds of walking through the front door. Make sure that the first impressions they get are good ones.
“Kerb appeal”
This is a well used phrase on TV, but it does hold true that if a home looks well cared for and inviting on the outside, then it’s halfway to being sold before the buyers get through the front door. Neat and tidy gardens, swept pathways, dustbins/wheelie bins out of sight where possible and neat and tidy paintwork on the outside. These are just some of the points to remember. Don’t forget the “wow” factor
Indoors try and make your home feel as light and spacious as possible, emphasise the good points, make sure each room has a function or purpose, maybe that junk room is actually the extra bedroom the buyer has been looking for.
Keep colour schemes neutral and keep clutter to a minimum. A bunch of fresh flowers will make your home feel more inviting and homely
Gather together information that potential buyers might find useful, such as utility bills, council tax bills, information about local schools and amenities.
When people view your home by all means give them a guided tour, but also give them room to explore and visualise how it would be if they were living there.
