Preparing your property to Let.
Much like selling a property, you want your property to look attractive to potential tenants. This means making sure it is clean and tidy and welcoming. The tenant may only be there for a short time, but your property will let quicker and for more rent if it’s well presented. We offer a refurbishment service to assist in the preparation of your property, re-decoration , updating of kitchens and bathrooms and any minor jobs that need attention.

Before letting your property you must ensure that it complies with all current legislation. Your property adviser will work with you in all matters to ensure your let will run smoothly.

These are just a few areas to consider:

Furniture Fire Safety
All soft furnishings provided by a Landlord in a rented property must comply with current fire safety standards.

Gas Safety
All gas appliances in the property are required by law to have a gas safety check and we must be in possession of the appropriate certificate before we can legally let the property. We have a diary system to ensure that certificates a renewed annually

At the moment it is not mandatory to have electrical equipment tested, however we strongly recommend that electrical systems and equipment are maintained regularly to avoid any problems.

Mortgaged Property
Check with your mortgage provider that you are allowed to let the property. Also check the terms of your lease if it is a leasehold property as some leases do not allow sub-letting. You may need specialist buildings and contents insurance.

Finding a Tenant
All tenants are fully referenced prior to commencement of the let. We employ an independent referencing company, Homelet, who will undertake the referencing. They will confirm the suitability of any prospective tenant by checking their employment status, their credit worthiness and will also check with previous landlords.

Once the tenants have passed referencing they will be asked to sign a contract and hand over a security deposit, normally equivalent to one months rent and the first months rent in advance. All future rental payments are always one month in advance. At this point the tenant can legally move in.

Depending on the level of service you have chosen, we will liaise with you during the term of the tenancy and deal with day to day problems regarding property maintenance etc. When the tenant decides to leave and hands in their notice we will commence re-marketing immediately so that there is little or no gap between tenancies.
